Bursa'nın kentsel gelişimi ve konut üretimi

Abstract

Barınma insanoğlunun en temel gereksinimlerinden birisidir. Bu gereksinimin karşılanabilmesi için insanlar konut üretimi faaliyetlerinde bulunmuştur. Günümüzde konut üretimi ekonomik boyutunun yanı sıra sosyal, toplumsal ve kentsel bir olgudur.Tez çalışmasında, Bizans Dönemi'nde bir kale kent olarak kurulan, Osmanlı Devleti'ne başkentlik yapmış ve bugün dünya'nın sayılı metropolleri arasında yer alan, Türkiye'nin nüfusa göre 4. büyük kenti Bursa'nın tarih içerisinde kentsel gelişimi üzerinden konut üretimi incelenmiştir.Bursa kenti tarih içinde birçok göç alması sebebiyle nüfusu çok farklı etnik yapılardan oluşmaktadır. Günümüzde bir sanayi kenti olması sebebiyle yaratılan iş imkânlarının cazibesi ile kente göç hızla devam etmektedir. Kale içindeki kent merkezinden günümüze kadarki gelişiminde Bursa'nın konut dokusu ele alınarak; kentteki konut talebine karşılık oluşan konut arzının kentin hangi alanlarında ve hangi üretim modelleriyle geliştiği, konutların nitelikleri de tanımlanarak tez çalışması kapsamında incelenmiştir.

Housing is one of the most basic needs of human beings. People carried out housing production activities to meet this requirement. Nowadays, housing production is a phenomenon of urban area with its social and economic dimensions.Bursa is the 4. largest city of Turkey according to its population. In this thesis, Bursa's urban development established through the residential areas in the past. Bursa was initially established as a castle town during the Byzantine period, then served as the capital to Ottoman Empire and today it is one of the world's leading metropolises.Bursa has received significant migration in the past and it's population has a ethnic complex structure. Today immigration continues to Bursa because of its working opportunities. The housing presentation in the Bursa's different areas with different forms of production towards the demand of housing handled in the thesis since Bursa was a castle town till todays residential texture.
